The villa is a comfortable home-from-home with 3 bedrooms, lounge/ dining room, kitchen, bathroom & fantastic outdoor areas including the private 6 x 3 metre pool, balcony, large shaded patio with gas BBQ, paella pan, hammock, outdoor furniture & sunloungers. Plus the roof terrace has fantastic countryside views. Added extras include 2 adult bicycles, table tennis, badminton net & rackets, boules, dart board & pool floats. The large, private south facing garden has a variety of fruit trees such as oranges, lemons & figs. For indoor entertainment, there is a TV/ DVD player, CD player + lots of books, DVD's & games. The villa has ceiling fans in the lounge/ dining room, air-conditioning in 2 bedrooms plus radiators for winter holidays. This is the perfect spot for relaxing days & visiting the city of Valencia, the coast & the traditional towns & villages in the region. It is ideal for families, couples or guests visiting local racing events or to play golf at nearby El Bosque Golf Club & other nearby courses. The villa has extensive outdoor areas which are a fabulous extension of the indoor living space, particularly useful during the warm summer months. The garden is south facing so enjoys lots of sun. Guests are welcome to pick the fruit when in season. All reasonable utility bills are included for holiday rentals. We just ask that you use the a/c and heating settings reasonably. Radiator heating will be made available for winter/ off-season stays. Please note that all rooms are all on the 1st floor as the owners have their own private lockable living area on the ground floor which is not used for holiday rentals. There are 17 steps to the front door then all rooms are on one level. Smoking is allowed outside only. A travel cot can be made available free of charge if travelling with a baby - you just need to bring baby bedding with you. If staying for 2 weeks, bed linen and towels will be changed midway through your stay. A hair-dryer is also provided at the villa.

Changeover day is flexible. Special 2 week discount: £50 reduction off all 2 week holidays!! - For long term rental prices (over 4 weeks) please request via email. - Minimum stay of 4 nights. Shorter durations may be accommodated but rental rate will be for the minimum stay of 4 nights. - Groups of 7 people will incur extra charge of £50 per week. Deposit: 25% of total rental price to be paid within 7 days of booking being confirmed. Balance: Payable 10 weeks before departure together with a security deposit of £150. The security deposit will be banked and fully refunded within 28 days of return provided that there are no damage/ breakages/ excessive use of electricity (or any other breach of holiday agreement). If you fail to pay the balance when due, your booking may be cancelled. Cancellations: More than 10 weeks prior to arrival: loss of deposit.10-8 weeks prior: 50% of total rental rate will be refunded. 7-5 weeks prior: 25% of total rental rate will be refunded. 4-0 weeks prior: 0% refund •Please note, if you are booking within 10 weeks of your departure date, this is classed as a late booking and the total rental amount is due within 7 days of the booking being confirmed. Payment is normally only accepted in the quoted currency and is to be paid by internet bank transfer or cheque in £ sterling. The equivalent amounts in other currencies are to be agreed in advance between the advertiser/ owner and the guest. Payments may be acceptable from non-sterling bank accounts or through Paypal with prior agreement with advertiser and will incur an extra 5% charge. Once your booking is confirmed, the price is fixed and will not change. However, we reserve the right to change the published prices for new bookers during the holiday season depending on availability. It is mandatory that you have your own personal travel insurance for all members of the travelling party which incorporates the duration of the stay. We will not accept liability for any personal claims. Please note that children must be supervised closely throughout your stay at the villa, especially by the pool, on the balcony and roof terrace.
